A property valuation is the first and mandatory step of a gift transfer (Hiba) in Dubai
In most cases the Dubai Land Department (DLD) and the Trustee office will not process a gift transfer without an official Valuation Certificate. Your reduced government fee is calculated from this officially confirmed value.
What is the main benefit of a gift?
Instead of the standard 4% DLD transfer fee, a gift to close family costs only 0.125% of the valued amount (minimum AED 2,000).
Say the official valuation of your apartment is AED 2,000,000.
You save AED 77,500 on a single government payment.
Who qualifies for the 0.125% rate?
DLD strictly limits it to first-degree relatives. You can gift property to:
- Your husband or wife
- Children
- Parents
- Your own UAE company, if you own 100% of it. It also works the other way round: the company can gift the property to its 100% owner
What if you need to gift to a brother or sister?
You cannot gift property directly to brothers, sisters or nephews at the reduced rate. It can be done through a common direct relative: for a brother or sister, through a parent. The property is first gifted to the parent, then the parent gifts it to the right person, with the 0.125% rate at each step.
If there is no common direct relative, the transfer is registered as a sale with the standard 4% DLD fee.

Ask a question →Who can receive a property gift at the reduced fee?
A spouse, children and parents, and also your own UAE company if you own 100% of it (and the other way round). The fee is 0.125% of the valued amount, minimum AED 2,000.
Does the valuer need to visit the property?
No. Apartments, townhouses and villas are valued remotely from the documents: a Title Deed or Oqood and a passport or Emirates ID are enough. You do not need to meet the valuer or show the property. For commercial property and plots, whether an inspection is needed is agreed individually.
Can I gift property to my sibling in Dubai?
Not directly at the reduced rate. It can go through a common parent: first a gift to the parent, then the parent gifts it to your sibling. We can help arrange it. If there is no common direct relative, the transfer is registered as a sale with the 4% fee.
How much is a valuation for a gift transfer?
Up to 3 bedrooms: AED 1,950. More than 3 bedrooms: AED 2,750. VAT included.
Gift or sale to a family member: which is cheaper?
For a spouse, children and parents a gift is usually cheaper: 0.125% instead of 4% on a sale.
Can I gift property if I am not in the UAE?
Yes, through a power of attorney. We prepare the gift POA and support the registration too.
How long is the valuation valid?
The certificate is valid for 6 months from the date of issue. The gift has to be registered within that period. If it has expired, we issue a new one in 1 working day.
