A valuer licensed by the Dubai Land Department. The valuer prepares the report to DLD requirements and submits it to DLD. Our details: Licence No. 1010453, RERA 28646.
Does the valuer need to visit the property?
No. Apartments, townhouses and villas are valued remotely from the documents: a Title Deed or Oqood and a passport or Emirates ID are enough. You do not need to meet the valuer or show the property. For commercial property and plots, whether an inspection is needed is agreed individually.
How much does a property valuation cost in Dubai?
Up to 3 bedrooms: AED 1,950. More than 3 bedrooms: AED 2,750. VAT included. Commercial property and plots: price on request. See valuation pricing for details.
Can I order if I am not in the UAE?
Yes. You send documents, pay and receive the certificate remotely, all on WhatsApp.
How is this different from an online estimate?
An online estimate is a price guide and is not accepted for a gift or a visa. A valuation certificate is a document from a licensed valuer, issued through DLD.
What if the value comes out below AED 2 million?
The valuation is independent, so the figure cannot be adjusted to a target. If you are unsure, message us before paying and we will talk about your property.
Why don't you do bank valuations?
Banks use their own panel valuers for mortgages. We focus on gifts and Golden Visa, which keeps the price fixed and the timing short.
