What is a DLD valuation certificate
After the valuation, the Dubai Land Department (DLD) issues an official document through licensed companies: the Property Valuation Certificate Registration. It is the only legitimate basis for calculating the 0.125% gift fee or confirming the AED 2,000,000 threshold for the Golden Visa.

The authenticity of the electronic document is protected, and it is accepted by all UAE government bodies (Trustee offices and visa centres).
Validity
Exactly 6 months from the date of issue. If you are planning a transaction, it has to be completed within this period.
The key figure
The certificate states an exact amount: Total Property Worth Dirham. The DLD fee is calculated from it, or the visa threshold is confirmed against it.

Send your Title Deed or Oqood and your passport or Emirates ID on WhatsApp, then pay. The valuer prepares the report and submits it to DLD. Usually ready in 1 working day.
Does the valuer need to visit the property?
No. Apartments, townhouses and villas are valued remotely from the documents: a Title Deed or Oqood and a passport or Emirates ID are enough. You do not need to meet the valuer or show the property. For commercial property and plots, whether an inspection is needed is agreed individually.
How much is the valuation certificate?
Up to 3 bedrooms: AED 1,950. More than 3 bedrooms: AED 2,750. VAT included. If DLD charges a separate fee in your case, we tell you before you pay.
How long is a DLD valuation certificate valid?
6 months from the date of issue. The gift registration or visa application has to be completed within that period. If the certificate has expired, we issue a new one in 1 working day.
What is a Taqeemi certificate?
Taqeemi is the name used for the Dubai Land Department property valuation service. The certificate is issued through the DLD system by a licensed valuer.
Is the certificate accepted for the Golden Visa?
GDRFA states that a property valuation certificate may be accepted from offices licensed by the Dubai Land Department.
